Coworking offices gain popularity

DTZ experts note the growing demand for "community offices" services. The other day, the deal between coworking “Platforma” and the Leonardo business center (Khmelnitsky Street, 17/52) was closed. DTZ acted as an agent in this deal.

Opening of coworking space of 4000 square meters in the heart of the capital in the business center of "A" class confirms the increased interest in this format. According to Levon Papoyan, Head of Office Agency and Consultancy in DTZ Ukraine, the concept of "Platforma" is interesting both for small tenants and large players. Analysis of the requests of companies occupying large areas shows that they often need a supplementary working space of up to 50 square meters for temporary projects. It is convenient when such a premise is located in the same business center, and there is no need to rebuild all business processes for a temporary project.

Coworking attracts both companies and entrepreneurs by fully furnished and equipped modern workplaces. It is hard to find a separate office of such an area for a similar price in Kiev. An important advantage is the relative simplicity of legalization of the lease agreement, which does not require significant costs from the tenant, prepayment and guarantee payments.

The presence of coworking space in the business center is also interesting to the landlord. First of all, it is an incubator of business contacts and a generator of additional flows of customers and partners for a group of tenants representing the amenities of the business center. In the long term perspective, startups of 1-2 employees grow into a large team that will require a separate office.

Despite the fact that coworking "Platforma" in the BC "Leonardo" opens only in May, some of the premises have already been leased.
